2 year old condo unit with 3 bedrooms, 2 full bath and den having 1155 sq ft living space and the largest unit in the entire building , it has provided accomodation to families renovating homes, new immigrants, vacation people in last 2 years for many happy families, fully furnished in all rooms including kitchen appliances.
I have professional cleaner to deep clean the unit before checkin and I have property manager who micro manages the unit for guest needs.
This is a long term rental and similar to month to month leases or any long term lease, there is no cancellation allowed.
Making reservation is like signing 12 month lease agreement and there is no refund for cancellations, apartment rentals charges more than 2 months penalty with 2 months notice for breaking lease agreements, there is idle time between reservations and this costs money to the hosts and guests have to understand.
Disclaimer : Owner is not micromanaging the unit and I have property manager,
there could be wear and tear by repeated use from previous guests on short term rental, there could be paint discoloration in few spots, paint scratches in few spots, TV stand has issues with doors.
I provided linens service in the past when i was micromanaging this unit.
Hotels dont wash comforters, pillows and this makes travellers sick as they only replace the covers, There is lot of dust in hotel rooms and hotel lobbys, you might be getting a room next to ice machine making cranking sound or room next to the building furnace where its unhygenic to even have a room, lack of air quality, loud noises.
This is a unit in the first floor very close to the lobby, no elevator required, you have lot of patio space around the unit for fresh breeze.
Iam not micromanaging this unit, Hosts are required to wash all bedsheets, pillows, comforters in hotwater for providing linens to reuse for next guest, I had many bad experiences for providing linens with dirty pillows, dirty comforters, dirty bedsheets and the stains dont go away even after washing in hot water, Cleaning people and property manager dont want to do laundry for linens, Hotels also charge for dirty linens, I dont have time to replace dirty linens, You have to bring your own linens for this reason.
The price you are paying is for short term rental and fully furnished accomodation and not for 1 year lease in empty unit and dont have the same price expectation for 1 year lease, you have to add the moving expenses to furnish the unit and the interest cost for the furnishings.
Central banks has raised interest rates in the last 1 year to 6-7 percent and this is costing more for hosts to provide short term furnished accomodation.
you have to compare with 5 star hotel rooms for the price that you are paying, you dont get full kitchen for cooking, hotel rooms are tiny and compact and you are getting 1155 sq ft living space.
I stayed in many 5 star hotels over the last 2 decades in north america and the room that you are checking in is not as per your expectation, the furnishings are very old, there is some paint issue, carpet is very old, other issues and we still stay as our stay is short term and not long term.
Hotel prices range from $100 to $1000 per night and my listing price is $150 per night, I dont entertain guests on small issues like paint scratches, discoloration, wear and tear from repeated use similar to hotel rooms.
I had guests complaining on small things like stain in fridge or small spot in wall during checkin, Guests did more damage to my unit after checkout, if you are in that whining category, dont book my unit.
Some guests dont maintain the unit at all during their stay and they treat like hotel rooms, so dont expect the unit to be in very fine condition like newly painted.
