**CITY OF THE COLONY HOTEL OCCUPANCY TAX (HOT) REQUIREMENT: In order for us to operate as a short term rental, the city require us to collect a 7% HOT tax. The Colony, also known as the City by the Lake, is an unparalleled destination in the heart of North Texas. Best known for beautiful views of Lewisville Lake and a booming entertainment scene, The Colony offers a tranquil escape with metropolitan amenities. Great outdoor activities, shopping, foods are in close proximity. It is a great place to have fun even when you are here to visit family or for work. So much fun things to do and so many great foods to choose from.
Car is needed to get around.
TWO FREE parking slots in the drive way on the BACK of the house. Additional two FREE parking slots available in the front of the house if needed.
★ Pets are not allowed.
★ Parties and events are not allowed at this property.
★ All guests need to be registered in the booking.
★★ Security cameras: There are ring cameras installed on the outside of the house and backyard to ensure head count per every reservation.

** THE GAMES IN THE GAME ROOM MAY VARY**
★★The lawn guy will stop by once between the 12th - 19th of each month and once between the 22-31, while the pool guy will visit once a week. All maintenance personnel will ring the doorbell in advance to notify you of their arrival.

★★Pool Rules and Guidelines★★
1. Shower Before Entry
Please shower before entering the pool to maintain water hygiene.
2. No Running or Rough Play
Running, diving, and rough play are not allowed for safety reasons.
3. Supervise Children
Children under 12 must be accompanied by an adult at all times.
4. Proper Swimwear
Proper swimwear is required; no street clothes in the pool.
5. No Glass Containers
Glass containers or sharp objects are prohibited in the pool area.
6. No Food or Drink in the Pool
Keep food and beverages out of the water.
7. Respect Pool Hours
Use the pool only during designated hours.
8. Health and Safety
Do not enter the pool if you have open wounds, skin infections, or are ill.
9. Pets
Pets are not allowed in the pool area unless specified by the facility.
10. Pool Cleanliness
Please dispose of trash properly and avoid leaving debris in the pool. If the pool is left in poor condition requiring extra cleaning, an additional fee will be applied.

*Visitor/noise: Parties and events ARE NOT allowed at this property.
- No unregistered guests or visitors are allowed.
- The maximum property capacity is people is 16 at this house or the amount of guests registered.
* Parking: max of 4 cars in the drive way. Additional parking in the front needs to be approved by host before booking.
- A $50 per guest above 6 per day will be added for every extra guest.
- Please keep the noise down after 10 PM and before 8 AM for the respect of the neighbors.
- There will be a $250 fine if the policy is called due to loud gathering or if a neighbor complains about littering or discourteous behavior or excess noise. We also have the right to evict the whole party and cancel the reservation without refund.
* Pet Rule: No pets ($100 extra cleaning fee will be charged if pet is found at the property)
* Smoking policy: No smoking ,vaping inside the house. Use of marijuana or other illicit drugs is absolutely not allowed inside or outside of the house.
- A minimum of $200 will be charged if smell of smoke is found by the cleaners upon check-out. If professional smoke damage restoration service is needed, the guest will be responsible for the whole expense.)
- Smoking is only allowed in the backyard. Cigarette butts must be disposed of correctly in the ashtrays. There is a charge for $20 per cigarette butt found in the yard.
* Flexible Check-in Option:
Check-in between 1 PM and standard check-in time: $25 per hour.
Check-in before 1 PM: Pay the previous night's rate.
Please note that early check-in or late check-out requests are not guaranteed at the hourly rate (25$ per hour), as it depends on the cleaner finishing early on check-in day. For a guaranteed early check-in, you will need to pay the previous night's rate.
* Late check-out: Check-out time is 10 AM unless arranged with the host in advance.
- Unauthorized late checkouts or early check-ins are $25 per hour.
- Delay check-out after 12 pm will prevent us from getting the house ready for the guest in time, so $300 will be charged .
* Cleaning: Extra cleaning fee: $100 additional cleaning fee will be charged if the house is extra cleaning is needed to reset the place for next guest (i.e. stain on walls/doors, garbage left everywhere, etc.)
* Damage and breakage: Please report any damages, breakages, or malfunctioning equipment immediately so that we can repair or replace them.
- Please refrain from moving furniture from one room to another to avoid
any damages or breakages.
- The cost of any damages or breakages caused by negligence may be
deducted from your security deposit.
