3 Bedroom Cottage in Kimball Lake Shores, Fryeburg

A sunny family-friendly cottage right on the beach of Kimball Lake Shores. Wake up to the sound of loons on the lake, spend your days swimming, kayaking, fishing, and hiking, then fire up the BBQ and spend some time together around the fire-pit. The cottage is perfect for 2 families and is stocked. We've got kayaks, a canoe, puzzles, legos, duplos, all kinds of games, toys and books and binoculars (Bald Eagles nest by the shore).
The cottage is about 100 feet from the water and is situated on the north end of the pond which gives us the unique ability to view both sunrise and sunset from the house in the winter.
The main living space consists of a full kitchen open to the primary living room with a wood-burning stove. This opens into an adjoining 4-season sun room with skylights and windows overlooking the lake, plus a banquette for family dinners.
There are 3 bedrooms: 2 with queen beds, and a bunk-room with 3 double-size beds and a portable crib. A bathroom with a shower, washer+dryer is in the main living space, plus another 1/2-bath off the bunk-room.
Outside we have a private beach area with seating for up to 9 around the fire-pit. If you want to eat outside we've got a picnic table and a Weber BBQ that's missing a door but works like a charm. There are yard games, sand toys and even some sea glass and shells hidden in the sand for kids to find (please do leave them for our next guests though).

Summary: This is a beautiful, well cared for home. It's clear the owners put care and consideration for their guests and themselves. It was more comfortable and beautifully furnished than most rentals, with very comfortable beds, a stocked kitchen, lots of comfortable towels, and tons of games for the kids to stay entertained. It's great that it's well stocked as it's 15 minutes from any store to buy basics, so bring what you are sure you will need. The lake is the warmest that I've swum in in the region (we had many hot days, so it may not always be this way). It's gorgeous, fantastic for paddling. It has a very shallow sandy beach out to two docks, with more mucky areas around it. I heard some kids complaining loudly about muck, but it meant lotus flowers and paddling beauty.One thing to note is that the house is looking out over the water and has great access to the lake; it's also on the main drive to the beach that the neighborhood uses. During our time, it was busy, with people walking by and golf carts driving along the road all day and into the evening. There is little privacy except inside the house. The beach was busy (and sometimes loud) starting at noon and into the early evening. We avoided crowds by paddling in the afternoons, swimming in the morning and the evening. We enjoyed meeting some families with small kids, but otherwise preferred to be with our family in more private settings in the yard or the house. Still, the lake (and house) was worth it!
