Liptrap Loft is our first child and we have owned and managed her for over 12 years.
It is a large shack built by hand from recycled timber and tin. Set on five acres, it is surrounded on all sides by bush land, with distant views across neighbouring farm land. You can't see another building, so it is very private, and there is lots of wildlife.
The location is quite remote and the house is rustic. It is certainly not for everyone. To see if it will be right for you, check the "WHAT IT DOES NOT HAVE" section below.

HISTORY
The house was built by Jim, a man of unusual talents. Some say he was a builder and cabinet maker, others say a piano maker and champion runner - but all agree that he was a pedantic master craftsman. Jim searched the region for a secluded sanctuary in which to build his dream home. For years he was a virtual recluse, living in a tent while he painstakingly sourced recycled materials to build the house that is now Liptrap Loft. He reluctantly sold the house to study architecture at age 50.
We came across the place when we were looking for an investment property. We had strict criteria detailed in spreadsheets showing the exact cash flow required for an investment. After searching Melbourne every bumper-to-bumper weekend for months, we were completely uninspired. So we took a weekend away in Gippsland. Some friends said "come and look at this quirky house, you'll like it". Dedication to any financial logic went out the window the first time we saw the Japanese bath house and smelled the woody interior. We fell in love with the place and bought it.
They say buying property on emotion is a bad idea. It wasn't long before we realised we couldn't cover the mortgage. Reluctantly we decided we'd have to rent it out.
But sometimes intuition is more powerful than logic. We started renting the house out to holiday makers. As popularity grew we were able to invest the income back into the property, based on feedback from guests and our vision of how it should grow. To our surprise we really liked having people stay and enjoy the place. It since has become our obsession. It is extraordinary to find so many people who share the passion we have for it. Twelve years on we are very proud of what we have created in Jim's spirit.
Liptrap Loft is unique and rustic. If you are a "5 star - no less!" type of person, it probably wont be for you. Please make sure it is your 'cup of tea' before booking.

"The quirky Liptrap Loft is almost Dr. Seuss Australia style, starting with the roof line. Upon entering one immediately laughs at the size of the four poster bed which is big enough for 8 people. Then opening the fridge one finds a telephone, and hot water bottle and a few other items. Only after a little more searching there is an operating fridge. Thank goodness. Filled with giggles, and quirks, and fun one checks out the outdoor Japanese bathhouse with the very quirky shower head dangling magically in space ….truly the whole experience was one big holiday from normalcy. It works. The pots and pans are best quality. The wood for the huge Coonara is plentiful if you can find the secret door! All in all we had a really lovely time, relaxing in this unique and fantastical environment. Generosity was the name of the game. Such a treat. Let your doggie friend also enjoy the whole deal. Wonderful!"

WHAT IT DOES NOT HAVE
There is no TV. Instead, it has a good selection of books and music (so our guests tell us). There are speakers in the bathhouse also. It has broadband, so you can take your computer
and do some work if you feel like it. It has a hammock (which some people have even put up inside during inclement weather!).
It does not have air conditioning. But it has a monster industrial fan (which is too big for the room and nearly blows you over, but it keeps you cool, and looks cool).
It does not have an inside bathroom. You used to have to walk along the boardwalk to the bath house, but we have recently built a toilet just outside the front door. If you want to see the stars (they're definitely brighter than in Melbourne) you can still use the bath house, there is often wildlife around during the night. Stepping into the deep bath to bathe or shower would be a challenge for anyone with any mobility issues and problematic for anyone disabled.
Linen is provided including towels and tea towels.
The five acre fence is three wire farm fencing. It is not dog proof, and some of it has a low current to keep the livestock out. Most dogs stay around the house and there is a dog enclosure and kennel.
PETS AND WILDLIFE
The house was designed to highlight the bush views in all directions. So even if you are not outside, you can appreciate the wildlife, including wombats, koalas, echidnas, wallabies, blue tongue lizards in summer and frogs in winter. There is always bird-life around the property includes dazzling swallows and stunning black cockatoos. Keep the blinds up, to see the changing scenery, lighting and wildlife.
We love and welcome pets! We have done what we can to make them comfortable with a dog stretcher for inside and out. We provide a chain and lead, and some dog toys and sometimes treats. We recently installed an outdoor enclosure. Its actually just a revamped avery. Its is approx 2m x 4m. It, has a roof & kennel with plenty of shade and breeze to keep pets comfortable and safe for a short time (i.e. if you are going to Wilson's Prom).
AROUND THE LOCATION
There is so much to do around the Walkerville/Cape Liptrap area. From beaches, to national parks, walking, cycling, wineries and Wilsons Prom. On booking we provide a 22 page "Things To Do" document.
Liptrap Loft is not for everyone, but if you like character, charm and little surprises, there is every chance you will enjoy it like so many others have.
