Guest access
Guests have access to the gazebo, pool, backyard, extra fridge and laundry area located in garage, in addition to the entire home. Pool and Spa heater are available for an extra charge of $9/hour. This is to cover extra cost of gas and electricity. Depending on outdoor temperature and weather conditions, Spa needs between 45 minutes to 2 hours to reach max temperature preset of 103 degrees. Pool needs at least 10-15 hours to reach max temperature preset of 86 degrees.
Other things to note
- The property line goes beyond the first wire fence. This is a very large backyard and so we can not control the wildlife on it. Please expect to see coyotes, rabbits, owls and other animals. Be extremely careful. We do not recommend you go down the hill, but if you do, please be extremely careful as the stairs are very slippery, old and maybe broken. We do not guarantee the stability and security of the hill path.
- The pool does not have a fence currently around it and therefore extreme attention should be taken when children are outdoors at all times. Adults are responsible for supervising and the possible consequences. Pool has 2 sensors included. Removing of the sensors are the sole liability of the guests.
- The rental comes with utilities included. Except extra gas and electrical charges to heat pool/spa.

Gopher Treatment Once A Month
We want to remind our guests that this is NOT a HOTEL, therefore extra services, concierge, cleaning, etc ... are not part of their stay. Please consider the following:
- NO CLEANING/MAID services provided during stay. Host can recommend someone per guests request, but guests are responsible for paying maid directly.
- Cleaning Fee is non refundable: This covers cleaning prior to and after your booking. Does not include maid services during guests stay.
- 2 toilet papers per bathroom for a total of 6 will be provided upon check in. Host do not provide extra after that. Guests are responsible to buy more if needed.
- 2 big towels per registered guests will be provided upon check in. Host do no provide extra after that. If guests need fresh towels, they have access to washing machine in laundry area located in garage.
- 1 set of synthetic bed sheets are provided per bedroom and bed upon check in. If guests need fresh bed sheets, they have access to washing machine in laundry area located in garage.
- We will not respond to personal preferences requests/demands. House comes "as is", and includes initial needed supplies, towels, extra pillows, bed sheets, etc (for example guests can not request a different type of bed sheets, or different type of shampoos, or to purchase extra or different pillows, etc)

- Home Does include 4 total cameras on premises due to liability and insurance purposes. 1 located at the basketball court side gate entrance. 1 located side gate trash location gate entrance. 1 located corner of garage door facing the street. 1 Ring Door Bell camera located at front entrance. No cameras in the backyard or inside of home due to respect for your privacy.
- Laundry (Washer and Dryer) , an extra Refrigerator are located in the Garage. Easy access from the home few steps away.
- No parties
- No smoking
- We reserve the right to remove, change or add any rules at any point of time.
- We aim to make your stay as comfortable as it can possibly be ! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that it has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty free as we have a Strict Cancellation policy. Reminder: This is a short-term rental property only. No Tenants rights apply. You must check-out on the date your contract finishes. Host, who is also the owner, has the full rights to the house, and reserves the right to change locks and to remove your belongings if you refuse to vacate.
