**IMPORTANT HOUSE RULES**
1. Occupants in the unit cannot exceed what is reflected in the booking & cannot exceed 11 people.
2. Renter must be 25 or older.
3. You have neighbors. Please be respectful of those around you who may have small children or need their rest. Any guests violating local noise ordinances will be asked to leave the premises. Likewise, fighting, violence, or domestic abuse of any kind is cause for immediate removal from the premises.
4. Smoking is NOT allowed in the property. Vaping and smoking is okay in the outdoor areas only.
5. Do not burn any candles inside the property, or on the lanai or deck.
6. Do not put any items besides toilet paper in the toilet, as this may cause a plumbing issue. We ask that you use waste receptacle provided in each restroom for anything besides toilet paper. Any violation in this policy or damage to the plumbing system by any guest will result in additional fees for repairs.
7. At check out we ask that you wash all dishes, take out trash, and remove throw away items in the fridges you will not be taking with you. Shut all windows, lock the unit when you leave the property and return the keys on the key box.
8. Air conditioning must not be set below 70 degrees. Additionally, all windows and doors must be kept closed during its operation. Failure to follow these terms may cause the system to freeze up and become inoperable and/or permanently damage the system. If freezes up, the AC must be turned off to allow the unit to defrost, and there will be no air conditioning during this time. This could result in a service call and/or permanent damage and additional charges to the guest equal to the service call fee.
9. In the event of a maintenance or other issue, please notify us as quickly as possible so that we may elect to rectify an issue. We will be prompt to fixing anything that may arise.
10. We are located in a tropical environment and insects flourish in such conditions. Our unit receives regular pest control, and we make our best effort to hold to a minimum guest interaction with these pests. You can help in this effort by promptly disposing of trash and not leaving food unattended outside or out overnight. If there is a pest control issue, notify us so the situation can be assessed and addressed appropriately. Encountering a pest inside or outside of the unit is not reason for cancelation or refund.
11. Causes for additional cleaning or other fees:
a. Smoking in unit: $200
b. Damage to property and/ missing items: fee dependent on the item and/or condition of the item.
12. Causes for immediate eviction with no refunds: Any booking made under false pretense, including but not limited to a falsified name, age, size of party, or presence of a pet; Noise complaints; Any other rule/contract violations; Law enforcement is dispatched to property due to disturbances or illegal activity;
