**PET POLICY:
We are dog/pet friendly with a pet fee. No breed/size restrictions.
**AGE POLICY:
All adults must be at least 21 years old. Primary guest must upload ID, selfie and cc to guest portal after booking. This is the same practice that hotels operate under, ensuring the safe keeping of the homes contents. After guest portal is completed, door code and check in instructions are issued. **Families exempt** Guest agrees to no outside guests on property at any time & absolutely no parties.
There are three owners closets in the home that are off limits. We have signs on these doors and they are locked. The rest of the house is yours to enjoy!
We are available for guest needs and just live down the road. For urgent maintenance, we will come and take care of right away. For minor items, please notify us, but we will wait until your check out so we don’t interrupt your stay.
When booking, it is assumed you have read and agree to this agreement. You and your guests are bound to all terms and conditions listed in this rental agreement, as well as the property specific rules and regulations.

**POOL:
Guests may NOT, at any time, tamper with the pool equipment including adjusting temperature / spa settings. This is considered breaking house rules and can and will damage equipment. If a guest is found doing so at any time during their stay, this is grounds for immediate termination of the stay with no refund.
Fee to heat the pool, 2 night minimum, with 2 day notice to heat.
Please note: while it is highly unlikely that there are issues with the pool heater, it is a possibility and there is no guarantee. Additionally, excessive rain causes pool chemicals to be knocked off balance. Pool & hot tubs MUST be serviced 2x per week. Please do not be alarmed if pool & hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**
**HOT TUB:
Hot tub is seasonal use from September through April. Please note: while it is highly unlikely that there are issues with the hot tub, it is a possibility and there is no guarantee. Additionally, excessive rain/exposure to outside elements causes chemicals to be knocked off balance. Hot tubs MUST be serviced 2x per week. Please do not be alarmed if hot tub maintenance come by during your stay. By booking this home, you are acknowledging these statements.**
No smoking inside the home.
No events/parties allowed.
No outside guests allowed at any time.
Children must never be left unattended.
Pets OK with fee (must be paid) but are not allowed in the home alone without being in a crate/kennel. Guests are expected to pick up messes from pets.
Rental Agreement Terms & Conditions
Introduction:
This document outlines the terms and conditions applicable when booking and staying at our rental property. By proceeding with the booking, you acknowledge and agree to abide by these conditions, including all property-specific rules.

Renter Requirements:
- The primary renter must adhere to the age requirements as advertised on the booking platform at the time of booking.
- The primary renter (named Guest) is responsible for all communications regarding the reservation, cancellation, and damage policies, and must by law be present the entirety of the stay. Other guests (invitees) are not party to these discussions.
Property Damage Protection Policy:
- Damages must be reported to the property owner within 12 hours of occurrence to be covered by the Property Damage Waiver. All reservations are covered up to $1,500 in damage (read the Waivo disclaimer at the end of this document for more information). Please note: this is NOT trip insurance. All guests and travelers are advised to purchase a trip insurance policy.
Check-In & Check-Out:
- Check-in: 4:00 PM local time on arrival date.
- Check-out: 10:00 AM local time on departure date.
- Early check-in requests are subject to availability and are never guaranteed.
Damages:
- Immediate reporting of damages to the property during your stay is required. Photo and video documentation is provided to the property management company before and after each reservation to ensure fairness and honesty.
- Guests are liable for repair/replacement costs exceeding deposit or Property Damage Waiver Fee.
Eviction Policy:
- Unlawful activities, damage to the property, excessive noise, or breach of agreement terms can lead to eviction without refund or deposit return. Additional charges may apply for damages discovered post-eviction.
Lost Items:
- The Owner is not responsible for lost, stolen, or left-behind items. Efforts will be made to return found items upon request, with shipping costs covered by the guest.
Maintenance:
Report maintenance issues or discrepancies immediately. If any are found after arrival, they should be reported within 2 hours of arrival. Normal wear and tear are not considered maintenance issues.
